How our commercial pest control program works
We use integrated pest management (IPM), a prevention-first approach that the New York State IPM Program at Cornell describes as combining methods to manage pests with the least risk to people and the environment. A typical program includes:
- Inspect and monitor. We use sticky monitors and bait stations to see where pests are active.
- Exclude. We seal gaps around pipes, doors, dock areas, utility lines and walls.
- Treat. Targeted treatments are applied according to the label, only where they're needed.
- Maintain. Ongoing visits come with sanitation and housekeeping recommendations specific to your kitchen or building.
Pests we handle at commercial properties
- German cockroaches. These are the most common indoor cockroach in commercial kitchens and multi-unit buildings. We use crack-and-crevice baiting, insect growth regulators where labeled, monitoring, cleaning and sealing, rather than broad spraying.
- Mice and rats. We use exterior tamper-resistant bait stations, interior traps and monitors, exclusion, and sanitation guidance on dumpsters, grease and food storage. See how we keep mice out.
- Stinging insects and ants. See yellowjackets, hornets and wasps and carpenter ants vs. regular ants.
- Bed bugs. We treat bed bugs for property management companies, landlords and rental properties. See our bed bug treatment page.
- Bats in buildings. We seal the entry points on rooflines, chimneys and soffits. See bat exclusion.
Rental turnovers
A turnover is the best time to inspect, because the unit is empty and easy to check. We recommend:
- inspecting kitchens, bathrooms and closets for droppings and cockroach activity;
- checking beds, furniture and baseboards for signs of bed bugs;
- sealing gaps around plumbing under sinks and behind appliances;
- treating if needed before the next tenant moves in;
- checking adjacent units if activity is found, since pests move between units.
Service reports for your logbook
We keep a digital service report for every commercial visit and can email copies for your logbook. Each report records the date, what was found, what products were used and where, and recommendations for staff.
Food service establishments in New York fall under NYS Sanitary Code Subpart 14-1, and county health departments such as the Erie County Department of Health carry out inspections. We can help you keep records and reduce pest activity, but we can't guarantee inspection results. Your health department is the final word on compliance.
